Ebenfalls wird auf die Indikatoren eingegangen, welche auf eine Preisblase verweisen und beschrieben, welche Entstehungsgründe und Ursachen eine Spekulationsblase haben kann. Zum Schluss wird ganzheitlich auf die deutsche Preisentwicklung eingegangen und diskutiert, ob aktuell eine Blasenentwicklung entsteht. Wohnen ist ein Grundbedürfnis für die Menschen und nicht substituierbar. Es ist ein Rückzugsort und löst einen Wohlfühleffekt aus, wo man sich persönlich entfalten kann. Deswegen ist auch eine Immobilie aus sozialen Gesichtspunkten ein Anlass für eine Investition. Aber auch wirtschaftliche Gründe können dafürsprechen, in ein Anwesen zu investieren. Somit stufen Investoren als auch private Haushalte diese als sichere Kapitalanlage ein. In Deutschland ist in den letzten Jahren die Nachfrage an Eigentumswohnungen und Häusern gestiegen, wodurch eine Preissteigerung generiert wurde, vor allem in besonders gefragten Großstädten. Kostengünstige Immobilienkredite und erhöhtes Kaufinteresse sind die Vorteile von niedrigen Zinsen, wodurch die Preise dementsprechend in die Höhe gehen. Durch die schnell steigenden Preise befürchten Ökonomen als auch die Bevölkerung, dass dies auf eine Spekulationsblase hindeuten kann, vor allem in den deutschen Großstädten. Experten der Deutschen Bundesbank schätzen die heutigen Immobilienpreise in Deutschland als zehn bis 30 Prozent überbewertet ein. Durch eine platzende Spekulationsblase können schwere Folgen auftreten, wie eine Finanzkrise, wodurch die Volkswirtschaft gefährdet werden kann.
